This 100,000-SF, class A office over retail building is located in an existing mixed-use campus across from Duke University Medical/Research. NEMA Management was engaged early on as the development manager to assist with pro-forma development and design team selection. NEMA was the point person to organize and collaboratively lead the design team and contractor to an efficient design that suited the high profile site. NEMA was also involved with a zoning map change, comprehensive amendment (new tier overlay) and entitlements with the city of Durham. The site was the first major rezoning by the city at a high profile future light rail transit stop.
