This 100-unit, high-end, apartment midrise is located on a tight site adjacent to the University of North Carolina at Chapel Hill . The 8-story building includes podium slab, structured parking and heavy amenity spaces. The structure is light gauge metal stud framing over multi-level podium. NEMA was engaged as the owner’s agent and program manager to lead the design and construction process. NEMA worked with the team to generate and evaluate value engineering options in order to achieve the aggressive project scope within the pro-forma budget. NEMA was also engaged to coordinate significant utility relocation, contaminated soil mitigation (DENR Brownfields Program), and to work with the town of Chapel Hill planning and inspections department. This project also required NC Department of Insurance review.
